Our Rentals

Glen Cottages Pocket Neighborhood
The Glen Cottages Pocket Neighborhood is a 12-unit new construction project completed in 2021. Six of the units are one- and two-bedroom rentals, serving those who, on average, make less than 60% of Area Median Income, and have special needs (see below for complete definition).  Two units are specifically reserved through a partnership with the Greene County Board of Developmental Disabilities. Each rental includes a washer and dryer and is fully wheelchair accessible or adaptable, situated in a neighborhood with a shared courtyard and graduated layers of privacy. Forest Village Homes
Six new-construction rental units of one- and two-bedrooms, located at 540 and 511 Dayton Street, were completed in 2019. These garden cottages are reserved for renters with special needs (see below for a complete definition). Each rental includes a washer and dryer and is fully wheelchair accessible or adaptable.  Xenia Avenue Cottage
 In 2009, Home, Inc. finished construction rehabbing a rental cottage and storage facility on Xenia Avenue purchased with funds from the local Morgan Family Foundation. The rental cottage is currently occupied.
Xenia Avenue Apartment 
In March, 2011, Home, Inc. renovated a former welding shop and storage facility into an affordable rental apartment. Volunteers contributed more than 250 hours to the project, laying flooring, painting, cleaning, and conducting shop sales. The one-bedroom, one-bath apartment has been occupied since June of 2011.

These guidelines are meant as a general reference for applicants who may qualify for specific rental projects. Income thresholds are multi-faceted; our program staff will assist you in determining your eligibility. Please don't let this chart stop you from applying!

Definition of “Special needs” means any person or household member meeting the definition of “elderly” or any person or household member meeting one of the following additional definitions:
​

"Elderly” means any person aged 60 or older, or for tax credit projects, any person defined as "elderly" by the applicable Tax Credit Qualified Allocation Plan.

1. “Physically disabled” means any person:
       a) With a physical impairment which results in substantial functional limitations and who is receiving                    disability benefits from federal or state government; or
      b) Who is deemed physically disabled by a licensed physician who attests that by reason of this                              impairment is unable to perform life roles in at least one of the major domains of living, working,                     learning, or socializing.
2. “Mentally disabled” means any person:
      a) Who is diagnosed with a psychiatric disorder and who is receiving disability benefits from federal or                   state government; or
​      b) Who is deemed to have a comparable long-term mentally disabling condition by a qualified                               professional, such as a licensed psychiatrist, psychologist, or clinical social worker, who attests that                by reason of this impairment is unable to perform life roles in at least one of the major domains of                   living, working, learning, or socializing.
3. “Developmentally disabled” means any person:
       a) With a severe chronic developmental disability who has been diagnosed with mental retardation                    and who is receiving disability benefits from federal or state government; or
​       b) Who is deemed developmentally disabled by a licensed physician who attests that by reason of this              impairment is unable to perform life roles in at least one of the major domains of living, working,                    learning, or socializing.
4. “Co-occurring disabled” means any person:
        a) Diagnosed as having both a psychiatric disorder as well as a substance abuse/dependency (co-                       occurring) and who is receiving disability benefits from federal or state government; or
        b) Who is deemed to have a comparable long-term co-occurring condition by a licensed psychiatrist,                 psychologist, or clinical social worker, who attests that by reason of this impairment is unable to                     perform life roles in at least one of the major domains of living, working, learning, or socializing.
5. “Physically or emotionally abused” means any person who is or will be residing in a place protecting such person from such physical or emotional abuse.
6. “Chemically dependent” means any person with a history of substance abuse/dependency who is receiving treatment for the abuse/dependency from a licensed physician, psychiatrist, psychologist, or clinical social worker; or who is receiving treatment in a recognized therapeutic program.
7. “Aging out of Foster Care” refers to any person within a state foster care system, orphanage, or other residential facility.
8. For the purpose of the Carol M. Peterson Housing Fund, an individual is considered elderly if they are 60 years of age or older
