Glen Cottages Pocket Neighborhood

In 2021, Yellow Springs Home, Inc. completed its largest project to date. The $2.29 million, 12-unit Glen Cottages Pocket Neighborhood features a mix of rentals and for-sale homes around a shared commons affordable to persons of low-to-moderate income. The units are colorful garden cottages with universal design features and amenities based on resident input, such as in-unit washers and dryers. It consists of 6 standalone homes and three rental duplexes.
The project was made possible by a variety of partnerships and donors. The land for the project was purchased from previous owner Benjamin Booso. Spatial Synergy Studios provided architectural work and Community Civil Engineers provided engineering. The development was built by Greater Dayton Construction Group (Oberer-Thompson), David Roche provided inspections throughout the project, and the Village of Yellow Springs provided tap fee waivers. Funding sources include The Huntington National Bank, The Ohio Community Development Finance Fund, Ohio Housing Finance Agency (through HDGF/OHTF funds), Federal Home Loan Bank of Cincinnati Cash Advance, Owner Equity, The Ohio Department of Developmental Disabilities, and our Glen Cottages 20th Anniversary Capital Campaign that included various private and business donors. Forest Village Homes
In 2019, Yellow Springs Home, Inc. completed the Forest Village Homes rental project, which serves very low and low-income senior and special needs households through highly energy efficient, fully accessible/adaptable one and two bedroom apartments.
This rental project was made possible with a combination of funding through the Ohio Housing Finance Agency, Ohio Department of Developmental Disabilities, Federal Home Loan Bank of Cincinnati, Ohio Community Development Finance Fund, The Huntington National Bank, tap fee waivers from the Village of Yellow Springs, and a land donation from long-term resident Jane Baker. Forest Village Homes, which brings six new permanently affordable, quality rentals into Yellow Springs, is a first step in addressing the pent-up demand for affordable rental housing in Yellow Springs. |

The Blue House (North High Street)

In fall of 2015, Yellow Springs Home, Inc. won The Blue House at auction. Rehabbed over the winter with the help of volunteers, homebuyer sweat equity, and a grassroots crowd-funding campaign supported by some 45 donors, this home was sold in the summer of 2016. This is Home, Inc.'s 20th home in the portfolio.

Cemetery Street

In 2014, Yellow Springs Home, Inc. began the Cemetery Street project. The $750,000+ project started with a community-wide visioning, in which participants called for affordable housing as a top priority.
This was the first development in partnership with the Village of Yellow Springs, with the Village selling the land to Home, Inc. at a discounted price and providing infrastructure to support the project. Four new permanently affordable homes were built to create a new residential neighborhood in Yellow Springs close to downtown and adjacent to the Glen Helen Nature Preserve, initially housing 11 children and eight adults. West Davis Street
Construction began in October, 2011 on the first of two homes on West Davis Street – a three bedroom, two bath, fully ADA accessible and highly energy efficient home based on Passive House design principles. The home is the first fully wheelchair accessible home in the trust.
The project is a partnership between Yellow Springs Home, Inc., the Federal Home Loan Bank of Cincinnati, and Huntington National Bank. We are grateful to all of the funders who made this project possible. |

Xenia Avenue Apartment and Xenia Avenue Cottage
In 2009, Home, Inc. finished construction rehabbing a rental cottage and storage facility on Xenia Avenue purchased with funds from the local Morgan Family Foundation. The rental cottage is currently occupied by an income-qualified renter. In December, 2009 through March, 2011, Home, Inc. renovated a former welding shop and storage facility into an affordable rental apartment. Volunteers contributed more than 250 hours to the project, laying flooring, painting, cleaning, and conducting shop sales. The apartment is currently occupied by an income qualified couple as of June 2011.

Kenneth Hamilton Way
In 2009, Home, Inc. completed the construction of an energy efficient home in the Stancliff development of Yellow Springs. The project was subsidized through a private land donation. Over 250 volunteer hours went into the construction of the home. The home is currently occupied by an income-qualified homebuyer, who closed on the house on June 30, 2010 with an FHA-backed mortgage through Huntington National Bank, in time to receive the $8,000 homebuyer tax credit.

Thistle Creek Development

In 2007, Home, Inc. began construction on a six house project in the Thistle Creek development. This development was also part of the the Housing Development Assistance Program Grant. Thistle Creek was a joint venture with a private developer and features green building techniques. In addition, Home, Inc. partnered with Fifth/Third Bank to help five homebuyers in receiving down payment assistance and low interest mortgages through the USDA or the Federal Home Loan Bank of Cincinnati Affordable Housing Program.
These six homes were designed to be energy efficient, with an open floor plan that best utilizes space. The homes were completed in the fall and winter of 2007, and all of the homeowners were moved in by February 2008. |
Yellow Springs Neighborhood Homes
Home, Inc. built and sold four homes in 2005 in existing Yellow Springs’ neighborhoods. These homes were constructed using a Housing Development Assistance Program Grant from the Ohio Housing Finance Agency. In addition, Home, Inc. assisted all homebuyers to obtain down payment assistance and low-interest mortgages through the USDA or through the Federal Home Loan Bank of Cincinnati Affordable Housing Program, working with Fifth/Third Bank as our partner bank.

West Center College Street
Home, Inc. rehabbed a second house in 2002 donated by a local citizen. Home, Inc. also rented this home while working with the USDA. Many hours of local volunteer labor went into the construction of this home. Home, Inc. also assisted the homebuyer by facilitating the securing of down payment assistance.

North High Street
In early 2000, Yellow Springs Home, Inc. acquired its first property and set to work designing and building a house that incorporated the tiny home once owned by long-time resident Ross Endsley. The historic Endsley home at 321 High Street now forms the central core of the newly designed 3-bedroom, 2 bath house.
The new house was designed by architect Patty Rice, a former Home Inc. board member. Chris Glaser was the contractor who oversaw both the professional crew and more than 50 volunteers who contributed about 600 hours of hard labor in building the house. Home Inc. is grateful, too, to the many private donors and businesses who contributed money and materials to the building of the house. Home, Inc. rented the home while working with the Ohio branch of the USDA Rural Development office to successfully approve Community Land Trust mortgages for homebuyers. Home, Inc. assisted the homebuyer by facilitating the securing of down payment assistance from CHIP funds administered by the Greene County Department of Development. |
