August 22, 2023 - Yellow Springs Home, Inc. Lands $1.4 Million State Grant for Affordable Senior Housing
Yellow Springs Home, Inc. is thrilled to announce that the Ohio Housing Finance Agency (OHFA) has reserved $1,469,017 for affordable senior rental housing. The funds are reserved through the Housing Development Gap Financing program, out of $5,000,000 available statewide in 2023. Now fully funded, Phase I of the 32-unit project consists of eight rentals serving seniors of low-to-moderate income on Herman Street, behind the Miami Township Fire-Rescue station. A final application for funding is due in October. This will be the third funding application submitted for a project on this site, the first through this program.
The funding is part of a larger funding/financing package totaling approximately $2.3 million, all of which has now been committed. Funding includes a total of nearly $2.2 million in grant funding from the Federal Home Loan Bank of Cincinnati ($400,000) in partnership with Wright-Patt Credit Union, the Ohio Department of Developmental Disabilities through a partnership with the Greene County Board of Developmental Disabilities ($200,000), the Ohio Community Development Finance Fund ($30,000), CenterPoint Energy Foundation ($25,000), and the Village of Yellow Springs ($30,000 for architectural work, $40,000 for Phase I, and waived tap/zoning fees). The Morgan Family Foundation has also generously committed to donating the land at no cost. Yellow Springs Home, Inc. acknowledges and is grateful to the many partners that are aligning to make this project possible.
Home, Inc. Executive Director Emily Seibel stated: “This long-awaited project is the result of years of sustained, tireless advocacy by community members, including Suzanne Patterson, Andreé Bognar, Helen Eier, and members of an all volunteer Senior Housing Working Group. We promised to be unflagging in our enthusiasm until affordable senior rentals are a reality in Yellow Springs, and we intend to keep that promise. We are grateful for all of the support over the years and look forward to expanded housing choice in the Village while addressing pent-up demand. These rentals are designed to be affordable to seniors of low-income, maximize partnerships and support services, reduce the risk of isolation, and encourage safely aging in place with a number of accessibility features.”
Yellow Springs Home, Inc. anticipates that construction will begin on Phase I, eight one- and two-bedroom rental units in two triplexes and one duplex, in 2024. Future project phases include an additional 14 units of senior rental housing and 10 for-sale townhomes available to households of low-to-moderate income, including families with children. Currently Yellow Springs Home, Inc. homes provide housing to more than 80 residents in the Village, including more than 25 children.
Predevelopment work for Phase I is now underway. An interest list for the Home, Inc. rental project is online here. Anyone who would like to be informed once applications are open is encouraged to sign up. Approximately one month out from lease-up, Yellow Springs Home, Inc. will make applications publicly available. While some 300 households are already on Home, Inc. interest lists, renters will be selected using a lottery system to ensure equal access and fairness.

Thanks in part to recent YSCF grant funding, we were able to engage experts to review our financial management procedures and general ledger, as well as to hire a firm to complete a full financial audit. Investing in financial management, transparency, and accountability is essential to support a growing portfolio of permanently affordable homes serving the Yellow Springs community for generations to come. November 2022 - Yellow Springs Home, Inc. Executive Director, Emily Seibel is speaking at a "Community Land Trusts as a Strategy for Affordable Homeownership and Community Stewardship" webinar presented by Advocates for Basic Legal Equality, Co-Op Dayton, and CountyCorp on December 15, 2022.
Emily will discuss how the community land trust model works, the typical governance structure of a community land trust, and the flexibility of community land trusts that allows them to both stem gentrification and displacement in hot markets and also spur development in weak housing markets.
This webinar will be the first of two one-hour webinars. After this initial webinar, attendees will be invited to attend another in which Emily will explain how these aspects of community land trusts can specifically combat many of the housing issues facing Dayton today.

March 31, 2022 - Yellow Springs Home, Inc. and Help Us Make a Nation (H.U.M.A.N.) invite the community to decompress and relax together, inspired by Yellow Springs’ legend Gabby Mason and his beloved slogan "It's Nice to Be Nice. Try It." The last couple years have been tough on us all. Please join us on Saturday, April 16 for a long overdue get together to have a nice time and appreciate one another. Tuck N Red’s house band, Chavez and The Spirits will be on site playing live music for this family friendly event, which will also feature an on-site barbeque food truck and juice, snacks, games, and more.
Please join us to exhale and be kind to one another in classic Yellow Springs’ tradition, coming together as friends and neighbors.

Welcoming LGBTQ+ Persons and Trans Youth in Yellow Springs
Yellow Springs Pride, the Antioch College Queer Center, Yellow Springs Schools Gay-Straight Alliance, and the Inclusive and Resilient Yellow Springs Coalition stand together in support of LGBTQ+ people, especially transgender youth.
In recent weeks, heightened efforts to silence and condemn the LGBTQ+ community are rampant, causing harm to our LGBTQ+ community, especially transgender youth. In Texas, the Attorney General and Governor issued a directive stating that affirming care for trans children is abuse, and that parents and professionals supporting such care should be subject to investigations and criminal penalties. Meanwhile in Florida, legislators are working to criminalize discussion of LGBTQ+ identities in children’s classrooms grades Kindergarten through third grade.
Thirteen other states are pursuing legislation to join in this legal discrimination, totaling almost 45 bills that will negatively impact the LGBTQ+ community. This hurts all of us who seek to widen the circle of human concern through justice, inclusion, and equity. All transgender children deserve support and belonging – embracing one’s identity should be celebrated. We write as one voice to affirm the belonging of LGBTQ+ persons, and especially transgender youth, in the Village of Yellow Springs.
Yellow Springs has a proud history of LGBTQ+ inclusion, legislation, and leadership. LGBTQ+ persons are welcome in Yellow Springs. Yellow Springs Home, Inc. Response to the Proposed Oberer Development
The proposed Oberer Planned Unit Development (PUD) has garnered significant discussion in recent weeks. Yellow Springs Home, Inc. is not taking an official position either for or against the project. We continue to focus on our mission to address the pressing, growing affordable housing needs in our community and to support the development and preservation of quality housing affordable to residents of low-to-moderate income. Affordability analyses indicate that the Village now has an imbalanced housing market with prices out of reach for the majority of households and individuals (the 60% of residents making less than 120% of Area Median Income).
The need for additional investment in affordable housing for persons of low-to-moderate income is demonstrated in the Village's 2017 Housing Needs Assessment and is acknowledged in the subsequent Yellow Springs Housing Vision and annual goals. It is clear that much work needs to be done to address the growing affordability crisis in our Village. We stand ready to serve our community through the provision of lasting, quality affordable housing and client-driven, community-first programs.
11/15/21- In October, Home, Inc. Executive Director Emily Seibel joined Marianne MacQueen and Don Hollister to present on Arthur E. Morgan's contributions to the idea of community, part of the Arthur E. Morgan Legacy Conference presented by Antioch College and the Arthur Morgan Institute for Community Solutions. Arthur E. Morgan (1878-1975) was an educator, engineer, author, internationally sought advisor, and advocate for the small community. He is also a member of the Community Land Trust Hall of Fame. 11/12/21 - Volunteers from Tecumseh Land Trust, the YS Wildlife Habitat Group, Home, Inc. staff and a resident from the Glen Cottages Pocket Neighborhood were lead by Bethany Gray in Invasive Species Removal in the wooded area behind the Glen Cottages Pocket Neighborhood. This wooded area is home to the loop walking path owned by Friends Care Community that residents from Friends Care and Glen Cottages alike enjoy exploring. Removing invasive species supports native plant species and helps strengthen local ecosystems. Thank you, volunteers!

10/29/21 - Volunteers from Federal Home Loan Bank of Cincinnati , Huntington Bank, and Glen Cottages Pocket Neighborhood Homeowners joined YS Home, Inc. Staff in a volunteer day at Glen Cottages Pocket Neighborhood. In the rain, the group leveled and assembled storage units for the homes in the neighborhood and put assembled signposts for the parking lot. This was a joint effort to celebrate FHLB of Cincinnati's 100,000th housing unit AND #WorldCLTDay! Our Facebook post made it to the World CLT Day website. Click here to see photos.
10/28/21- On October 28th, 2021, Village Zoning Administrator Denise Swinger joined Emily Seibel and Brittany Keller for a presentation to the American Planning Association's Ohio Chapter. This presentation was part of their 2021 Statewide Planning Conference and explored the Pocket Neighborhood Zoning concept, Community Land Trusts, and how we married the two for our most recent Glen Cottages Pocket Neighborhood project. The group recorded a 1-hour presentation which was shared with planners across the state!

Yellow Springs Emergency Rental Assistance Funds Now Available

The Housing Stability Task Force of Yellow Springs recognizes the need for emergency rental assistance after hearing from local renters in a recent online survey. The Yellow Springs Community Foundation is providing $10,000 for rental assistance through the Yellow Springs Credit Union. Villagers wanting to access funds should contact Florence Randolph, the Community Outreach Specialist with the Village of Yellow Springs who will guide residents through the process of accessing funds.
Florence can be reached by calling 937-767-3716 or emailing her at [email protected] Her office hours are typically Monday through Friday, 9:00 a.m. to 3:00 p.m. Florence will assist residents with identifying area resources, filling out applications, and connecting residents with emergency rental assistance. Funds will be available in the amount of one month’s rent, with a cap of $1,000. The funds will act as direct assistance and no repayment is required.
The funds are meant to provide a bridge to anticipated federal funds pledged in the first CARES Act, which will eventually become available through Miami Valley County Action Partnership. They are gearing up to offer a series of programs to assist renters and prevent evictions including helping with overdue rent and utilities. While pledged, the funds are not yet in hand. Residents can get in queue for assistance by visiting miamivalleycap.org and submitting an application online.
While there was a moratorium on evictions through May, the Greene County Courts are once again processing evictions. These funds are available to support residents with housing stability with their current rent or assist them in securing alternative housing. We want to assure residents that they are not alone and have the community’s support through these unprecedented times.

As the nation confronts in unprecedented ways the systemic racism and inequality permeating our culture and institutions, we fully support the protests taking place in villages and cities worldwide. Racial wealth disparities persist in every corner of America, including here at home, and as a community land trust we are focused on the constructive steps that will follow the marching and protests. Housing equity continues to be an issue at the forefront of the struggle for civil rights.
Home, Inc. stands on the shoulders of giants working to address centuries of racist and exclusionary land policy, broken promises, Black Land Loss, and discrimination in mortgage access, wealth creation opportunity, economic self-sufficiency, and access to home ownership. 7/2/2018- We did it! On June 26th, Home, Inc. closed on 1.8 acres in Yellow Springs, putting our long-held dream of affordable senior housing within sight. We would like to thank everyone who helped us reach this point. We should all take a moment to celebrate, then get back to work!
