Current Project Status
Phase 1 of The Cascades broke ground on August 28, 2024 and completed construction in summer of 2025, with a ribbon cutting ceremony on July 24, 2025, and residents moving in starting in August 2025.

The Cascades

The Cascades are the culmination of more than two decades of grassroots local efforts to bring about safe, community-oriented, affordable housing for Older Adults (60+, or 55+ with a qualifying special need) in Yellow Springs. After an initial attempt by the Friends Care Community, Yellow Springs Home, Inc. (YSHI) pursued Low Income Housing Tax Credit (LIHTC) funding in partnership with larger LIHTC developers in 2012, 2019, and 2020. After three attempts, YSHI is pivoting to a phased plan, developing clustered homes and rentals in four phases of 6-8 units, each with shared outdoor greenspace and numerous amenities and support services for a total of 28-32 units consistent with underlying zoning. The result is a plan to develop a mix of housing types to serve a diverse range of older adult households with safe, affordable housing.
Resident input has driven all aspects of the project design. Phase one features a duplex and two triplexes for a total of eight rental units. We envision a community-oriented, beautiful housing development to meet the needs of diverse older adults affordably. The site is ideally located to enhance older adult quality of life. Located across the street from the Friends Care Community nursing and rehab campus and directly adjacent to Miami Township Fire-Rescue with ambulatory and EMS services, the project site was selected by a group of passionate local older adults activists, part of a Senior Housing Working Group, for future affordable older adults housing. The site is also along the Greene CATS accessible, low-cost bus route.
Every aspect of the project is designed to create a sense of caring and community. Residents will benefit from accessibility features, amenities, supportive service partnerships, walkability and pedestrian connectivity, green space, safety, affordability, and a felt sense of community and belonging.

Patricia Rousseau Community Advocacy Award
Yellow Springs Home, Inc. was honored on Thursday, November 7, 2024 at The 2024 Access To Justice Awards Ceremony. The Access to Justice Awards Celebration is an annual event led by the Dayton legal community, headed up by ABLE Law (Advocates for Basic Legal Equality), LAWO (Legal Aid of Western Ohio) and GDVLP (Greater Dayton Volunteer Lawyers Project) to engage the community, raise awareness and provide financial support for critical legal services in our region to those not able afford help.
Yellow Springs Home, Inc. was awarded the Patricia Rousseau Community Advocacy Award for its work on its 32-unit, older adult-focused housing development currently under construction, The Cascades. The Patricia Rousseau award, named after the late attorney, educator, advocate, and activist, is awarded to community organizers and grassroots organizations dedicated to improving the lives of people and groups living in the Greater Dayton area.
Yellow Springs Home, Inc. was nominated for the award by ABLE Law Attorney Michael Loudenslager, who has worked closely with the organization and on the Cascades project. The organization was praised for the strides it has made in furthering affordable housing for those underserved by the prevailing market, its focus on community engagement, and its dedication to systemic change by supporting efforts to launch a Dayton-focused Community Land Trust.
The event was attended by staff and board members Chris Bongorno, Anthony Fife, Truth Garrett, Steve McQueen, Alexandra Scott, Emily Seibel, and April Wolford, as well as Michael Loudenslager from ABLE Law, who introduced Emily before her acceptance speech.
Executive Director Emily Seibel, who grew up in Lawrence, KS, taught the crowd at the event Kansas’ State Motto - the latin ad astra, per aspera, which means “To the stars, through difficulty,” and charged those in attendance to “be light in the darkness and care for one another.”
