Home Buyer Information

Eligibility

Yellow Springs Home Inc. serves families who make less than the area median income. In our current project, homes will be available to people whose family income is no more than 80% of the area median income (AMI). (See the chart below.) Click here for an application-- the first step to get on our list of approved homebuyers. 

Buying a new home for the first time can be an exciting and lengthy process. We’d like to help you get started and encourage you to start planning now. Our Homebuyer Services Coordinator can help you determine if you are ready for homeownership now, help you plan to get ready in the near future, or refer you to community resources as needed. 

After you return your application with the $15 application fee, which includes pre-purchase counseling, pre-qualification, and a credit report, here's some information to help you with the next steps in the homebuyer process:

  • Applicants must obtain pre-qualification (or preapproval) for a mortgage. This can be done with our office or through a bank or mortgage provider of your choice.

  • We require prospective buyers to take a homebuyer education course.  Two are offered on a regular basis in Greene County.  You may contact Melanie Brammer with the Greene Co. Dept. of Development (937-562-5642) or Brian Montgomery with Ohio State Extension (937-372-9971)for the current schedules. We also require participation in an orientation session on Home, Inc. Community Land Trust homes.
